Phase 1 has started
Today the entrepreneuer has begun phase 1. That is to get rid of all old walls and ceilings inside and to dig outside the house in order to drain the ground sufficiently.
This is a story about a house named Hagalund. It is situated in Dalby and was built in 1884. In July 2006 it was bought by the Åhlander family. We will renovate it and are planning to move in during spring 2007. Here we will tell about our accomplishments and the impediments we come upon.

The second phase regarding building permission, bygglov, has passed. We have been around to all the affected neighbours and have their approval of the changes. Next phase is to get the final approval from the stadsbyggnadskontoret ;-)

Currently we are choosing a lot of things. Tap for the bathroom sinks, shower, kitchen furniture, etc. Every choice takes quite some time. Slowly we are able to check things off though.

Just to have something to do I started to tear out stuff from the old kitchen. The sink, wall panels and floor tiles were things that I managed to tear down.

The work continues slowly. I spent some of my weekend time tearing down walls, tearing up floors, etcetera. In the mean time we are working on the contractor part. As of today we are waiting for a quotation. After reception of that we are ready to sign a contract and start the real work.
The pictures show a new door that we found and part of an old mural.

Today an eight cubic meter container was placed on the property. We will use the weekend to fill it up with stuff to throw away.

Today I learned that my grandfather was born and brought up in a place called Hagalund. It was situated in Upplands Bro kommun close to Säbyholm in Låssa församling.
I also learned that the Swedish artist Olle Olsson Hagalund was born and lived in a part of Solna called Hagalund.
Three different Hagalund. Probably there are more...

The wall westwards is not in as good a state as we wished. We have learned that the wall is bulit up mostly by clay bricks and that it is quite moist due to a high degree of damp. Ants have also helped in a negative way. Possibly we need to rebuild parts of this wall.
Upstairs we have learned that insects are still active and eating of the wood. That is not a too serious problem though.

Another finding beneath an old carpet was this booklet of 1919. It is the swedish farmers movement stating their political task.
The politicains of today are not proud of their predecessor's agitation.

In order for us to be able to ask for prices of new windows we need to decide all window details pretty soon. Fortunately we are getting quite apt at different styles and designs of the 1880s.

After we applied for "bygglov" on September 21st, we have now received a receipt from Stadbyggnadskontoret. The receipt is dated the 22nd, the poststamp is the 27th and we received it on the 28th.
It is fun reading ;-)

Stadsbyggnadskontoret har registrerat Er ansökan enligt ovan.
Vi behandlar inkomna ansökningar i datumordning och kommer att kontakta Er för eventuella kompletteringar eller synpunkter på inlämnat material när handläggning påbörjats.
Handläggare är ännu ej utsedd.

We have filed a "bygglovsansökan". I am not sure if I think all the bureacracy involved in building or renovating a house in Sweden is necessary. One thing I am certain of though: it takes much too long to get an approval on the bygglovsansökan. 12 weeks :-(
It should not be that difficult to handle.

While fixing the house we will try to look into the history of it. In Svenska Gods och Gårdar IV from 1944 we found some history and a picture.

Now we have started to tear down the ceiling and walls in one room. It took us the best part of a weekend to get the ceiling down and get started on the walls.
We managed to take away stuff around the window. Now we can see the brick wall.
The ceiling had wooden panel. Above that, insulation.
Finally, the ceiling is clean.
Oops, a door behind the wall. Interesting.

We wanted to get rid of some of the stuff in the house. Why not try Blocket?
It worked fairly well. So far we have managed to sell two wardrobes, one dishwasher and one stove.

When removing shelves from the pantry inside the old kitchen, one shelf turned out to be an old painted door. Too bad it is not possible to use any more.

We have started a technical investigation of the house in order to better be able to state requirements on the renovation.
After the investigation we'll blow out most of the interiors downstairs.

“Good luck!” is what everyone is telling us when we say that we want to move to Hagalund in January 2007. I can’t help noticing a lot of irony in the whishes ;-)
It seems that people are very pessimistic when it comes to contracting a builder.
We will not let that be a hindrance though. My tendencies to act as a badger might come in handy :-)
